Alles in der Welt wurde teurer, ausser Immobilien !
Gold, Stocks, Bonds, Lebensmittel..alles ging hoch im Preis, nur die Hauspreise nicht.

Ich investiere und hier ist warum:
Haeuser in USA, speziell in Florida, sind erschwinglicher als je zuvor.
Aussergewoehnliche Schnaeppchen sind momentan moeglich und man kann nicht vorhersagen wie lange dies noch anhaelt.

Hauskauf basiert an Hypothekenzahlungen.

Drei Dinge kommen in Betracht:

Hauspreis
Einkommen
Wieviel per Monat kann ich zahlen.

Hauspreise sind abgestuerzt und Zinsen waren noch nie so niedrig wobei das durchschnittliche Familieneinkommen gleich geblieben ist.
Fazit, fallende Hauspreise und ultra niedrige Zinsen machen den Hauskauf erschwinglicher als je zuvor.

Jetzt und nun ist die Zeit zu investieren, die Gelegenheit war nie so gross wie jetzt.

Alle Immobilien sind lokal und jede Immobilie ist einzigartig. Dies trifft nicht zu, sagen wir zum Beispiel, fuer Aktien von Siemens. Es gibt keine Moeglichkeit diese unter dem Marktpreis zu kaufen. Dagegen besteht die Moeglichkeit Immobilien weit unter dem Marktwert zu erwerben

Für Kaufinteressierte stellt sich natürlich zunächst die Frage, wo sie sich nach einem Haus, einem Apartment oder einem Grundstück umschauen sollten. Sicheres Badewetter mit angenehmen Wassertemperaturen auch im Winter verspricht eigentlich nur der Südteil des Bundesstaats: In Miami ist der Atlantik stets mindestens 22 Grad warm. Bei deutschen Hauskäufern ist allerdings die Küste am Golf von Mexiko beliebter. Insgesamt stammen acht Prozent der ausländischen Hauskäufer in Florida aus Deutschland. Von ihnen wiederum bevorzugt über ein Drittel den Küstenabschnitt im Südwesten Floridas. Über den Flughafen von Fort Myers ist die Region direkt von Deutschland aus gut zu erreichen.
Ein besonderer Ort in dieser Gegend ist Cape Coral: Die 170.000-Einwohner-Stadt ist die einzige Hochburg von Deutschen in ganz Florida – der Immobilienunternehmer H. M. schätzt, dass ihr Anteil bei zehn Prozent liegt und in Urlaubszeiten auf 15 bis 18 Prozent ansteigt. In der sehr jungen Stadt sind erst im Jahr 1958 die ersten Häuser errichtet worden. Bekannt ist sie vor allem wegen ihres künstlich geschaffenen, insgesamt rund 640 Kilometer langen Kanalnetzes. In dem idyllischen Skipper-Paradies dominieren flach gebaute Ferienvillen mit Pool und eigenem Bootsanlegeplatz. Eine ganz spezielle Bedeutung kommt in Cape Coral dem wichtigsten Motto bei der Immobiliensuche zu: „Location, location, location.“ Zu unterscheiden sind drei Lagen: trocken (dry), am Frischwasserkanal (freshwater) und am Salzwasserkanal. Nur letztere bieten den Gulf exit – die Möglichkeit, direkt vom eigenen Haus mit dem Boot in den Golf von Mexiko zu gelangen. Was die betreffenden Häuser aber auch teurer macht: Derzeit kosten sie noch mindestens 350.000 bis 400.000 US-Dollar. „2005 lagen die Preise für solche Objekte aber noch bei 550.000 Dollar“.
